Why contractors switch

Your cabinet sub shouldn't be the reason your schedule slips.

Most cabinet problems aren't about the boxes. They start when nobody tells you what's going on. We built our whole process around fixing that.

What you're used to

  • Calls and texts that go unanswered for days
  • "They'll be ready next week," every week
  • Finding out about a delay the day of install
  • Quotes that change once the job is underway
  • Guessing what was actually included

How ModernTwenty works

  • Drawings, elevations and scope signed off before we build
  • A written progress update every week of the build
  • Early notice the moment anything affects your date
  • Clear pricing, with change orders in writing before any work
  • One point of contact from estimate to final install
How we hit your date

Our process is built around your schedule.

We don't hit deadlines by hoping. Every job goes through the same five steps, so problems come up on paper, not on site.

  1. Plan review

Send us your plans. We review the scope and send you a rough estimate before you commit to anything.

  2. Drawings & approval

We draw elevations and confirm every measurement, material and detail. Nothing gets cut until you approve it.

  3. Schedule in writing

We set the build and install dates around your timeline and put them in writing, based on your scope and our current load.

  4. Weekly updates

Every week of the build you get an update on where your cabinets stand. If something might move your date, you hear about it right away.

  5. Install & close-out

Our own crew installs. Once your finisher is done, we come back to hang doors, drawer fronts and hardware.

A note on finishing We don't paint or stain. Cabinets leave our shop finish-ready, and we coordinate with your painter (or connect you with ours) so the finish step doesn't become the hold-up.

Contractor FAQ

Straight answers.

Don't see your question? Email Jason or call (972) 560-4093.

What's your lead time for custom cabinets?

It depends on the scope of the project and our current workload. We set your build and install dates during the approval step, plan them around your timeline, and put them in writing. Then you get an update every week until install.

What happens if something affects my schedule?

You hear about it right away, not on install day. If a material delay or design change could move your date, we call you with the issue and a plan to keep the job on track.

Do you install the cabinets?

Yes. Our own crew installs every job. After your painter finishes, we come back to hang doors, drawer fronts and hardware.

Do you paint or stain the cabinets?

No. Cabinets leave our shop finish-ready. We work with your finisher, or can connect you with the painter we use, and we schedule around the finish step so it doesn't become the bottleneck.

What's the difference between standard and premium cabinets?

Standard cabinets are melamine or paint-grade (birch plywood boxes, poplar face frames, MDF door panels) and are built for a painted finish. Premium cabinets are stain-grade, built from a single species (birch, maple, walnut, red oak or white oak) throughout, with no poplar. Both can be upgraded with different door styles and hardware.

Is there a minimum job size?

Yes. Our current minimum project is $2,500.

How do you handle change orders?

In writing, before the work happens. You'll see the cost and the schedule impact of any change before you approve it.

What areas do you serve?

We work with builders, remodelers and designers across Dallas area, including Rockwall, Heath, Lakewood, University Park, Highland Park and Dallas.
