Why builders switch

One late cabinet delivery pushes back every trade behind it.

On a new build, cabinets sit right in the middle of the schedule. When your cabinet shop goes quiet, countertops, trim, paint and your closing date all slide with it. We built our process so that doesn't happen without you knowing first.

What you're used to

  • No idea where the cabinets are until the truck shows up, or doesn't
  • Install dates that don't match your build schedule
  • Countertop templating pushed because boxes aren't set
  • Plan changes that get lost between the office and the shop
  • A punch list that drags on after the final walk

How ModernTwenty works

  • Drawings, elevations and scope signed off before we build
  • Install dates set against your build schedule, in writing
  • A written progress update every week of the build
  • Change orders priced and approved in writing before any work
  • One point of contact from plan review to final hardware
How we fit your build

Our process lines up with your construction schedule.

Every home goes through the same five steps, so problems show up on paper, not when your countertop fabricator is standing in an empty kitchen.

  1. At plans

    Plan review

Send your plans. We review the cabinet scope and send a rough estimate before you commit to anything.

  2. Before drywall

    Drawings & approval

We draw elevations and confirm measurements, materials and appliance specs. Nothing gets cut until you approve it.

  3. Locked in

    Dates in writing

We set build and install dates against your construction schedule, based on your scope and our current load, and put them in writing.

  4. During build

    Weekly updates

Every week you get a written update on where your cabinets stand. If anything could move your date, you hear about it right away.

  5. Trim-out

    Install & close-out

Our own crew sets the boxes so your countertops can template. After paint, we come back to hang doors, drawer fronts and hardware.

A note on finishing We don't paint or stain. Cabinets leave our shop finish-ready, and we coordinate with your painter (or connect you with ours) so the finish step doesn't hold up your closing.

Minimum project size: $2,500.

Inside the builder price guide

Builder FAQ

Straight answers.

Don't see your question? Email Jason or call (972) 560-4093.

When in the build should we bring you in?

As early as you can, ideally at plans. That gives us time to review scope, draw elevations and lock in dates before drywall, so cabinets are ready when the house is.

What's your lead time for new construction?

It depends on the scope of the home and our current workload. We set build and install dates against your construction schedule during the approval step and put them in writing. Then you get an update every week until install.

What happens if something affects my schedule?

You hear about it right away, not on install day. If a material delay or design change could move your date, we call you with the issue and a plan to keep the house on track.

Do you install the cabinets?

Yes. Our own crew installs every home. We set the boxes so your countertop fabricator can template, then come back after paint to hang doors, drawer fronts and hardware.

Do you paint or stain the cabinets?

No. Cabinets leave our shop finish-ready. We work with your painter, or can connect you with the painter we use, and schedule around the finish step so it doesn't hold up your closing.

What's the difference between standard and premium cabinets?

Standard cabinets are melamine or paint-grade (birch plywood boxes, poplar face frames, MDF door panels) and are built for a painted finish. Premium cabinets are stain-grade, built from a single species (birch, maple, red oak or white oak) throughout, with no poplar. Both can be upgraded with different door styles and hardware.

How do you handle buyer changes and change orders?

In writing, before the work happens. You'll see the cost and the schedule impact of any change before you approve it, so you can pass it on to your buyer with confidence.

Is there a minimum job size?

Yes. Our minimum project is $2,500.

What areas do you serve?

We work with home builders across Dallas–Fort Worth, including Rockwall, Heath, Lakewood, University Park, Highland Park and Dallas.
